Cancellation & refunds

We know plans change. Our default cancellation policy is generous for early notice and tightens close to check-in. Some properties offer stricter or more flexible terms — those are shown on the property page and override the defaults below.

Default policy

  • More than 7 days before check-in: full refund of any amount paid.
  • 72 hours to 7 days before check-in: 50% refund. The remaining 50% is retained by ikan and the property to cover holding cost.
  • Less than 24 hours before check-in: no refund.
  • ikan administration fee: 5% of the gross booking value is retained on all cancellations to cover platform processing.

Date changes

Date changes more than 7 days out are free. Within 7 days, we treat them as a cancel-and-rebook against the policy above; we’ll do everything we can to hold your rate at the new dates.

No-shows

Treated as a same-day cancellation: no refund. If you’re running late, message ops via your booking page or Aira — we’ll work with the property.

Force majeure

Cancellations caused by natural disasters, government-mandated lockdowns, civil unrest, or transport shutdowns affecting your origin or destination city are eligible for a full refund (less the 5% admin fee), provided the event is reasonably documented.

Property-specific policies

Boutique properties, villas, and select premium apartments have stricter terms (often 14 days for full refund, 50% within 14 days, none within 7). The active policy is always shown on the property page and the booking confirmation. Where it conflicts with this default, the property-specific policy controls.

How to cancel

  • From the client portal: /client/bookings → Cancel.
  • From the traveler link: Cancel my stay (CTA on the booking).
  • By email: bookings@ikan.co.in with the booking reference.

Refund timing

Once approved, refunds are processed back to the original payment method within 5 business days. Bank settlement may take an additional 3–7 business days.
