How holds, payments and changes work.
How does a 48-hour hold work?
You ask Aira (or our team) to hold a home; we lock it on the property partner’s calendar for 48 hours at no charge while you decide. The hold auto-expires unless you confirm; nothing is charged until you sign the booking confirmation.

Nothing at hold or quote stage. The first invoice is sent on confirmation; standard terms are 50 percent on confirmation and 50 percent on check-in, paid via NEFT, UPI or card. Corporates can opt for monthly invoicing on net-30 terms.

Most quotes are confirmed within 30 minutes during business hours, including final rate, GST, and lease terms. Anything that needs property-side approval (early check-in, pets, custom dates) usually closes within a few hours.

Yes — date changes are free up to 14 days before check-in, subject to availability. Inside 14 days we’ll match the original rate where possible; if the property is unavailable we’ll offer a comparable home or refund per the cancellation tier.

What is Aira?
Aira is the AI agent that handles search, holds, pricing, documents, and after-care across every IKAN booking. She reads from the same database the human ops team uses, so you get one consistent answer, voice or text.

No. Aira does the routine work — finding a home, drafting a quote, scheduling a viewing, sending a reminder — so coordinators have time for the conversations that matter. Every irreversible action (signing, paying, cancelling) still passes through a human.

Yes. Tap the mic to speak, type to write, switch back any time — the transcript stays in one continuous thread. Aira remembers context across both modes.

English plus five Indian languages — Hindi, Tamil, Telugu, Kannada, and Marathi — with mid-call language switch. Tone adapts automatically (more formal for first contact, warmer once we know you).

What KYC documents do you need?
For Indian residents: PAN and Aadhaar (or passport). For foreign nationals: passport, visa, and one address proof. Corporate bookings also need a company GST certificate and an authorisation letter — uploads happen securely inside the booking link.

Yes — for foreign nationals on stays over 180 days, we prepare your FRRO application within 14 days of arrival, including supporting letters from the property partner. You sign and submit; we coach through the appointment.

C-form is the Indian government’s arrival notification for foreign guests. The property partner files it within 24 hours of check-in using the passport copy you upload. You don’t need to do anything beyond sharing the document.

How does the RMC dashboard work?
Sign in to see every assignee in one view — pending intake, active stays, departing soon. Each card shows the next action, who owns it, and the SLA clock. You can hand off, reassign, or message the traveler in line.

Yes. We provide a signed-JWT embed snippet that drops the Aira pill into any page; conversations are scoped to your assignees only. Setup takes about 20 minutes — your security team gets a copy of the JWT contract and a CSP allowlist.

For RMC partners on the Atlas tier we replace the IKAN wordmark with yours across the assignee surface, custom domain included. Aira identifies as your team; the IKAN team stays as the operator behind the scenes.

RMC partners pay a per-active-assignment platform fee plus the standard property rate. No mark-up on housing; we make our money on the platform. Volume discounts kick in at 50+ active assignments.
