  • ikan is a platform connecting relocation managers, travelers, and property partners across India.
  • Bookings are commercial agreements between the corporate or traveler and the property partner. ikan facilitates and supports the lifecycle.
  • Final pricing, availability, and check-in terms are confirmed by ikan ops within 30 minutes of inquiry, in writing.
  • You can cancel under the tier shown at booking; refund percentages are listed below.
  • Indian law applies; disputes go to arbitration in Mumbai before any court.

1. Service definition

ikan Residences is a managed marketplace for serviced apartments and corporate housing in India. We curate property partners, hold rates, draft quotes, manage the booking lifecycle, and provide an AI coordinator (Aira) plus human ops for support.

2. Account responsibility

You are responsible for keeping your account credentials secure, for the actions taken under your account, and for ensuring any traveler data you upload is accurate and lawful to share. Corporate accounts must designate at least one administrator.

3. Booking lifecycle

  • Hold — a 48-hour reservation on the property partner’s calendar at no charge.
  • Quote — a written quote with rate, GST, included services and any custom terms, valid for 7 days unless extended.
  • Payment — first invoice on confirmation; standard terms 50% on confirmation and 50% on check-in. Corporates may opt for net-30 monthly invoicing.
  • Confirmation — a binding booking confirmation, signed by the corporate (or traveler for retail bookings) and counter-signed by the property partner.
  • Check-in — keys, KYC, inventory, and a welcome briefing on day of arrival.
  • Departure — pre-departure inspection, deposit reconciliation within 14 days, and feedback survey.

4. Cancellation tiers

Unless your booking confirmation states otherwise, the following tiers apply to the total booking value:

  • 14 days or more before check-in — 100% refund.
  • 7 to 13 days before check-in — 80% refund.
  • 1 to 6 days before check-in — 50% refund.
  • Inside 24 hours of check-in or no-show — non-refundable.
  • Force majeure (natural disaster, government order, medical emergency with documentation) is reviewed case-by-case.

5. Property condition and damages

Property partners are responsible for delivering the home in the condition described. You are responsible for using the home reasonably; damage beyond normal wear is billable against the security deposit, with photos and an itemised inventory shared within 7 days.

6. User conduct

  • No illegal sublease, listing, or reselling of the booking.
  • No commercial filming, events, or short-let conversion without written approval.
  • No activity that violates Indian law or property partner house rules.
  • No attempts to scrape, reverse-engineer, or circumvent platform security.

7. Pricing & payments

All rates are in Indian Rupees unless otherwise noted. GST is applied per Indian tax law and shown line-itemed on every invoice. Late payments accrue interest at 1.5% per month after a 7-day grace period.

8. Limitation of liability

ikan facilitates bookings; the property partner is the operator of the home. Our aggregate liability is limited to the booking amount paid through the platform for the affected stay. We are not liable for indirect, consequential, or punitive damages. Nothing in these terms limits liability for fraud, gross negligence, or anything that cannot be limited under Indian law.

9. Indemnity

You agree to indemnify ikan and our property partners against claims arising from your violation of these terms, your misuse of a property, or any inaccuracy in the data you provide.

10. Suspension and termination

We may suspend an account for non-payment, suspected fraud, or repeated breach of these terms, with notice unless the breach is material. You may close your account at any time from settings; statutory retention windows still apply.

11. Governing law and jurisdiction

These terms are governed by the laws of India. The exclusive seat of jurisdiction is Mumbai.

12. Dispute resolution

Disputes are first attempted to be resolved by good-faith negotiation, then by arbitration under the Arbitration and Conciliation Act, 1996 (sole arbitrator, English language, seat Mumbai). Only after arbitration may a party approach the courts of Mumbai for any residual relief.

13. Changes to these terms

Material changes are notified by email and the homepage at least 30 days before they take effect. Continuing to use the platform after that date means you accept the new terms.
